What to do in case of repairs and calamities

Maintenance and repair requests should be reported. There are repairs that must be carried out by yourself, the guidelines can be found on the site of the national government. However, exceptions can be made in your rental contract, read your rental contract carefully.

Once your repair request has been received, a technician or management employee will contact you to make an appointment.

For most technicalities the repair should be carried out by yourself (It will cost you € 45 incl. VAT and outside office hours during office hours and € 65 incl. VAT at the weekend, if the mechanic visits you for minor issues

As indicated, some repairs are at the expense of the landlord, but other repairs are at the expense of the tenant. All repairs in accordance with the Small Repairs Decree (BW, title 7.4, art. 217) are at the expense of the tenant. Check in advance whether the repair is for your own account. Please note that there will be costs involved if the technician has to visit.  If the costs are for your own account it is a possibility to request our technician.

 

Call in fire brigade

Are all plugs positioned correctly/ check ground cuircuit breaker/Call your supplier if there is a malfunction and report this malfunction. Inform the landlord or the management office directly or the next working day. 

No Water
Call your supplier if there is a malfunction and report this malfunction. Inform the landlord or the management office directly or the next working day. On working days between 08:30 and 17:00. 

Drain/Sewer blockage
Cleaning and unblocking the inner sewer up to the connection point from the living area of ​​the rented property to the municipal sewer or the main sewer is for the account of the tenant. You must therefore engage a sewer cleaning service.

Leakage from neigbors upstairs
Contact upstairs neighbors and have the problem solved immediately. If there is no contact possible, put a letter through the letterbox to contact the landlord or tenant. Inform the landlord or the management office directly or the next working day. On working days between 08:30 and 17:00.

Burglary
Call police and your insurance. Inform the landlord or the management office directly or the next working day. On working days between 08:30 and 17:00.

Defective Lock

Inform the landlord or the management office directly or the next working day. On working days between 08:30 and 17:00. At evening, nights or in the weekend you should call a locksmith yourself and inform the manager of this the next day.’s 

General maintenance
Cleaning and keeping equipment clean is an important aspect of the proper functioning of that equipment. This does not only apply to central heating, geysers and gas heaters, but also to the refrigerator, washing machine, dishwasher and other household appliances. The refrigerator must be cleaned regularly, defrost the freezer, clean the dishwasher, top up salt, etc.
